You should begin looking a good six months ahead of when you'd like to make your move. You should allow at least 2-6 weeks to select a firm or developer and to get feel for the market, another 4-6 weeks for OSPD, 4 more weeks for finding the right space, a minimum of 2-4 weeks for negotiation, and another 6-10 weeks for design and new construction and possibly longer for reconfiguring existing space.
